Comparing condos: questions about HOA fees and special assessments

Look beyond the fee amount to what is included, building records, and possible additional costs.

Raymond Kang · November 5, 2026

Different HOA fees do not necessarily cover the same items. Compare the documented treatment of utilities, amenities, management, and maintenance.

Prepare questions about current fees, notices of changes, budgets and reserves, planned work, and any special-assessment notices. Missing information is not evidence that there are no additional costs.

Review parking, pet, rental, and renovation rules in light of your plans. Note questions about the meaning of building documents and their effect on your transaction for review with the appropriate professionals.

Compare what you saw on the tour with the advertisement and building records to identify the next checks. This guide alone does not establish a building’s financial condition or legal requirements.
